Crawl Space Encapsulation

Crawl Space Encapsulation

Yes, Your Maine Home’s Crawl Space Can Be Protected Against Moisture Too!

Encapsulated Crawl Space

Crawl spaces are common in Maine homes, which means so are crawl space issues.

Exposed soil, air leaks, and poor insulation in a crawl space can introduce moisture, mold, radon, pests, and energy waste into the rest of your home. And if your house has both a basement and a crawl space, these issues can overlap.

At Evergreen Home Performance, we apply the same building science-backed techniques we use in basement waterproofing projects to seal, insulate, and protect crawl spaces—helping you create a healthier, drier, and more energy-efficient home from the ground up.

What Is Crawl Space Encapsulation?

Encapsulation is the process of turning a damp, vented crawl space into a sealed, protected zone that keeps moisture and contaminants out of your living space.

A typical encapsulation project includes:

  1. Insulation & Air Sealing: We seal cracks, rim joists, and penetrations to stop airflow and outside moisture from sneaking in. Rigid foam or spray foam insulation is then applied to the crawl space walls to better control temperature and humidity.
  2. Vapor Barrier Installation: Our crawl space vapor barrier installers seal the entire floor and walls with a thick, durable barrier that locks out ground moisture.
  3. Dehumidifier Installation: To manage ongoing humidity and improve indoor air quality, we often install a basement- or crawl space-specific dehumidifier.
  4. French Drain Installation & Sump Pump Installation: If bulk water management is needed, drainage systems and sump pumps can be added!

Each encapsulation job is tailored to your home’s unique structure, challenges, and goals.

Why Crawl Space Encapsulation Matters in Maine

Maine’s climate brings moisture, and in older homes with shallow foundations or poor drainage, it doesn’t take much for that moisture to find its way in.

Common signs of crawl space trouble include:

  • Cold floors above the crawl space
  • Musty odors in your home—or directly from a musty crawl space
  • Elevated radon levels
  • Mold or wood rot in joists and subfloors
  • High humidity and poor air quality

With crawl space encapsulation, you can:

  • Improve whole-home comfort and efficiency
  • Reduce the risk of radon, mold, and pests
  • Protect your structure and indoor air quality
  • Maximize the effectiveness of insulation and HVAC systems (especially if you have ductwork in your crawlspace)

Protecting Your Home from Moisture—and Radon

Radon is a real concern in many Maine homes, especially in crawl spaces with exposed soil. And unfortunately, some companies offering crawl space services may unwittingly make radon problems worse by letting more radon enter through the same areas where moisture and water are meant to escape.

At Evergreen, we do things differently.

We always consider the impact of our work on indoor air quality and radon risk and have additional solutions for mitigation when needed, including specialized depressurization systems. If your home doesn’t have a radon mitigation system—or hasn’t been tested for radon recently—we’ll even supply you with a free radon testing kit during your consult!

Save Thousands with Rebates & Financing for Crawl Space Work

Crawl space encapsulation doesn’t just protect your home—it can pay off in real savings, too, as the result of rebates and financing. Because the process includes insulation and air sealing, homeowners can qualify for up to $8,000 in Efficiency Maine rebates.

Rebates would only cover any insulation work included in your encapsulation project. But if you need help covering the rest, Evergreen can connect you with financing through Efficiency Maine or NEIF, with monthly payments as low as $50.

We’ll walk you through what’s eligible, handle the rebate paperwork for you, and help you make the most of the incentives available.

Evergreen is a terrific company to deal with. Polite and efficient crews, meeting deadlines and major reduction in our heat bills. They corrected a lot of issues we suffered from doing work with a shoddy building contractor. We would recommend them to anyone.

We had Evergreen come out to our tiny old (100+ year old) house to see what they would recommend for decreasing our carbon footprint, saving money, and increasing our comfort in the cold season. Richard and Bryan were great to work with, patiently answering our many questions and walking us through multiple options. We could only afford to tackle a few areas this year; we ended up replacing some windows and having them weatherize the entire house.

Highly recommended. Our heating usage is now less than half what it was before we had our roof insulated. Evergreen was knowledgeable, friendly, and left no trace they were ever in our house. Not only is our heating bill much lower now, but our home is generally more comfortable year-round with less temperature fluctuations. Money well spent.

The Evergreen crew from initial inception to installation were professional, on time, and left our place spotless. The end result was exceptional.

I have always been impressed by the high level of service, quality of work, and excellent follow-through provided by Evergreen Home Performance in the three projects that they completed at the Wells Reserve at Laudholm over the past several years.

We just finished a large project of air sealing and reinsulating our 1890s basement and attic which had been completely renovated 8 years ago but still felt cold and lacked proper energy assessment and corrections. We met with Justin in December and were very impressed with his knowledge, professionalism and communication skills and knew Evergreen was who we wanted to work with. Dave was our on hands project manager and was excellent. The office staff has been quick to respond and helpful as well when needed.

Emily Gallant

I would recommend Evergreen wholeheartedly because of their professionalism, their follow through, and thoughtful project planning.

From beginning to end – that is from the moment Justin McEdward stepped into our home to assess our energy conservation needs until the crew left – the Evergreen Home Performance process went absolutely smoothly. Justin made a thorough inspection and took pictures with an infrared camera. His proposal described the scope of work in detail, and he explained what we could expect the proposed work to accomplish. Our proposal was forthcoming within a couple of days, and Justin was available to discuss it and answer questions.

First we have Evergreen do a BIG project worth about $20K (windows, basement, insulate & rebuild an entire wall, a door, attics, and air sealing). They were so great we had them come back later when we decided we did want to do our other door. They are professional and do great work. They take care of your home and are trustworthy, and on top of all that friendly! I highly recommend you call them!

I am very pleased with my experience with Evergreen Home Performance. I met several times with Richard Burbank and he was very detailed in his explanations to all of my questions. He provided me with several options for improving the insulation to our home. The team of installers were very professional and respectful of our home. They did a great job of cleaning up every day after the days work and they were also very responsive to all my questions as well as we collaborated to get our home better insulated. It was a pleasure to work with Richard and…

Update 12/2018: Evergreen has completed Phase II of my house (insulating and installing air/moisture barrier on exterior walls, replacing old windows) and now that heating season is upon us, the difference is astonishing. The house is tight as a drum and so easy to keep warm. Worth every penny. Thank you all! Working with Evergreen was a positive experience from start (no charge energy audit) to finish (a MUCH more comfortable home). Brian Robinson spent a lot of time with me on the audit, explaining clearly what he was finding in my ca.

A thorough inspection of our (older) house and its energy needs. Competent and personable work crew.

Jacob Watson

The folks at Evergreen did a great job fixing a rather major insulation problem in my house, which they helped identify with a great audit. When the work began, they were thorough, upbeat, and -- dare I say it -- efficient. I strongly recommend them.

Michael Williams

Evergreen listened and produced a thoughtful evaluation, proposal and comprehensive plan for our attic and basement. They exhibited excellent workmanship, teamwork, and came back as planned after the completion of the job to test the outcomes. Their overall performance as insulation and home improvement contractors is truly outstanding and we highly recommend them.

Evergreen was so helpful in securing us Efficiency Maine funding for a big attic insulation project early this winter. They did all of the paperwork, and totally guided us through a vermiculite removal process that included a payment from a trust for the procedure. I could instantly feel the second floor being so much warmer than before. The boiler does not kick on nearly as frequently since they completed the job. It was worth every penny! Brian Robinson was so thorough throughout the whole process including a full walk through after the job had been completed.
